Outside the Home
- Walk the perimeter and look at the roofline from multiple angles. Any visible sagging or unevenness warrants a professional look.
- Check for shingles that are curling, cupping, buckling, or missing entirely.
- Look at the ridge. Damaged ridge caps are a common entry point for water.
- Inspect flashing around chimneys, vents, skylights, and where the roof meets any vertical wall.
- Clean out your gutters. Look at what’s in them — significant granule accumulation means your shingles are deteriorating.
- Trim back tree branches that overhang the roof. Branches cause abrasion and debris buildup traps moisture.
Inside the Home
- Visit your attic on a bright day and look for any points of light coming through the roof boards.
- Check the underside of the decking for water stains, dark spots, or signs of active mold.
- Feel the insulation. Damp or compacted areas may indicate moisture intrusion from above.
- Look at the ridge vent and soffit vents. Blocked ventilation causes heat and moisture buildup that deteriorates roofing from the inside out.
After a Winter of Rain and Wind
Even without a named storm, Tampa winters bring cold fronts and rain events that can shift or lift shingles over time. A spring inspection is particularly valuable for spotting the cumulative effects of a season’s worth of weather.
When to Call a Professional
Any of the following conditions should prompt a professional inspection:
- You see daylight through the roof decking from the attic
- There are water stains on interior ceilings or walls
- Your roof is over 15 years old and has not been professionally inspected recently
- You experienced any storm events this past fall or winter
