How to Know When It's Time to Replace Your Roof

Between intense UV exposure, high humidity, salt air along the coast, and a six-month hurricane season, roofing materials here face conditions that can significantly shorten their lifespan compared to national averages. What lasts 30 years in Ohio might show serious wear in 15 to 20 years in Tampa.

Knowing when to replace versus repair is one of the most important decisions a homeowner can make. Repairing a roof that needs replacement is throwing good money after bad. Replacing a roof that just needs a repair is an unnecessary expense.

Visible Warning Signs From the Ground

You do not need to get on the roof to spot several common indicators of trouble. Walk around your home and look for:

  • Shingles that are curling at the edges or cupping upward in the middle — both indicate age and moisture damage
  • Dark streaks or discoloration, which often signal algae or moss growth feeding on the asphalt
  • Granules collecting in your gutters or at downspout exits — granule loss indicates shingles are past their useful life
  • Sagging areas in the roofline, which may point to structural decking issues beneath the shingles
  • Missing shingles or large patches of exposed felt underlayment

 

What to Look for in the Attic

Some of the most telling signs of roof failure are visible from inside. Check your attic for:

  • Daylight coming through the roof boards — if you can see sky, water can get in
  • Water stains or dark streaking on the rafters and decking
  • Soft or spongy areas when you walk on the attic floor boards, suggesting wet and rotting decking below
  • A musty smell, which is frequently the first indicator of long-term moisture intrusion

 

The Age Factor

Standard asphalt shingle roofs are typically warranted for 20 to 30 years, but in Florida’s heat and humidity, their effective lifespan is often closer to 15 to 20 years. If your roof is approaching or past that range, a professional inspection is worth scheduling even if you are not seeing obvious problems.

Repair or Replace: Key Decision Factors

A repair makes sense when damage is localized. Replacement becomes the more economical choice when:

  • Damage covers more than 25 to 30 percent of the roof surface
  • The underlying decking has sustained moisture damage
  • The roof has already been repaired multiple times
  • The system is past its effective service life
  • Insurance is involved and the damage qualifies as a covered loss

 

What a Professional Inspection Covers

A thorough roof inspection goes well beyond looking at shingles. A licensed roofing contractor should assess the underlayment, flashing at all penetrations and transitions, ridge caps, ventilation, and the integrity of the decking. They should also document findings in a way that is usable for an insurance claim if needed.

Florida law requires contractors performing roofing work to hold a Roofing Contractor license (CCC). Always verify licensure before allowing anyone on your roof.
